The Toronto Real Estate Market is a hot seller’s market. Low inventory and lots of buyers drive up prices. Every house sells fast! Or does it?
Why do some homes not sell in a hot market?
A home in Parkwoods-Donalda came on the market for $1,498,000 and allowed 12 days before looking at offers. After 14 days the results were not satisfactory to the seller. The house was re-listed for $1,890,000. The home is now in all 47 days on the market.
What to do that this will not happen to you?
Choose a strategy, set the best asking price. Depending on the present market, either setting the asking price a little lower and sell over asking or list a little higher and negotiate down.
The experienced agent will guide you, keeping in mind the condition and location of the home, the time of year, market trends and latest sales of similar homes. Look at the median sales price of similar homes in the area, the listing price to selling price ratio and the marketing.
Setting the correct asking price is only the beginning but key for achieving a great selling price in the shortest period of time.
