Happy New Year! 

Welcome to 2020! I hope that you had the chance to relax, recharge and enjoy the holiday season with friends and family. 

As we start a new year, I wanted to take a moment to share with you some current trends that we are observing in the residential real estate market. 

Going back a couple of years, the rapid acceleration of the market from late 2016 to the Spring of 2017 abruptly changed direction due to Ontario's 16 point Fair Housing Plan. When this was coupled with new mortgage rules that included a 2% stress test, the ultimate result was a much needed pause in our market. Although
these changes resulted in negative year over year price adjustments, and lower than normal sales volume for approximately six months, in 2018 we were back to healthy year over year price gains which continued to accelerate through 2019 as interest rates dropped again and confidence in our real estate market returned. 

It's hard to believe twenty years ago on the Eve of the New Millennium, home values in the GTA averaged $229,000. On the Eve of the first decade, they had grown to $395,000 and today they are $815,000. 

What's driving our real estate market:
• Unemployment levels are at 40-year lows
• The city continues to grow, with over 150,000 new people settling in this area every year • Interest rates, predicted to hover where they are, at historically low levels 

These fundamentals are what drive a healthy real estate market, and the results agree.The average price appreciation is approximately 8% per year over the past five years, which is above the 35-year average of 6.73%.
